If you're leasing land that is zoned industrial, the rates can vary greatly on the market. If it is a more rural area, obviously you'll be able to get a better rate. Make sure your intended use is allowed by the zoning by reaching out to the local municipality. Sometimes, you need to obtain a special permit for certain uses.
